Neutral to the Extreme
Homeowners will sometimes take a good
thing like “keeping it neutral” and take it to the extreme. Every
wall white, all of the artwork taken down, every bedroom lacking
color and the living room void of any furnishings or window
treatments. Homeowners are seeing a lot of staging shows on TV and
think they have the right approach by de-cluttering, depersonalizing
and neutralizing their color choices.
You can have a listing or house that has great curb appeal, but once
inside, the potential buyer is disappointed. This type of home lacks
what we stages call “WOW” factor. There is nothing memorable about
the house.
Whether you are moving “In” or “Out”, what is the solution?
First, lets clarify that neutral doesn’t require white or even off
white.
Today’s color focus offers a variety of qualifying “neutrals”. When
using color, think of those warm soft inviting tones like butter
yellow, chilled Chardonnay, hot cocoa, and coffee with cream. Soft
colors are inviting and have a big psychological impact o the way
the buyer pictures himself in that house.
Try using woven throws and toss pillows on your furniture to give it
a fresh look that coordinates with the wall colors. Add some candles
in the same color value and spend your extra dollars on the kitchen,
master bedroom and bath.
Statistics show the average return on the homeowner’s investment in
these main zones of a house will yield 138%! Well worth the
investment of time and money.
Buy new bath linens and use a lot of them for color and pizzazz.
Save your old linens for everyday use. Eliminate bar soap and
replace with attractive pump style dispensers.
Clear away most of the items on your kitchen counters and add some
pretty ceramic canisters, fresh flowers and set the kitchen table
with your best place mats, napkins and dishes. (Don’t put out
silverware because sometimes it disappears!)
Remove all small area rugs and most importantly, clean like you have
never cleaned before.
Let ReDesign & More help your house make a great FIRST IMPRESSION
with potential buyers. POWER OF PLACEMENT is crucial to create a
“WOW” that today’s homebuyer is looking for.
